[The Watercooler Apartments]
The fire sprinkler scope of work consists of protecting a three level building using a NFPA 13R wet system. The bottom level has live/work units. The units are designed per NFPA 13 for OH 2 due to the possibility of mercantile use. The bottom level also has some storage areas and a future space which will be treated as OH 2 for mercantile use. The upper levels utilize CPVC piping and residential sprinklers, the bottom level has some exposed steel piping with quick response sprinklers. The upper most level will be tented and shall have a minimum of R38 insulation on top of the piping per IEC.

[BLD16-00473] - The NFPA 13R fire sprinkler system is used for the R-2 Occupancy. To construct a 34,716 square foot apartment building (11,502 square feet 1st story, 11,609 square feet 2nd story, and 11,605 square feet 3rd story). The 2nd and 3rd stories will have 15 single story dwelling units each. The 1st story will have 6 one story live-work units each having a mezzanine and 1 single story Type A dwelling unit without a mezzanine. All 1st story units are required to comply as Type B dwelling units. Work is to include concrete footings, concrete foundations, concrete slabs on grade, wood bearing walls, wood exterior walls, wood floors, wood roof, exterior doors, exterior windows, exterior tongue & grove cedar siding wall finish, exterior stucco wall finish, exterior stucco soffits, roof coverings, interior doors, millwork, and finishes. Special Inspection is required for concrete, welding, bolting, soils, wind resistance, seismic resistance, and for fire-stopping. Engineered fill is required. Seven-foot-tall green walls will be provided at grade. Deferred submittals include engineered wood trusses. This permit does not establish a Certificate of Occupancy for the commercial shell space. A separate permit is required to establish occupancy for that space. Before a live-work unit is allowed to be used for any commercial use, a separate permit is required to establish occupancy for that unit. The work is required to comply with the approved drawings, with the structural design, with the plan review report, and with all applicable codes and ordinances. The fire sprinkler system is required to comply with NFPA 13R and the fire alarm system is required to comply with NFPA 72 as regulated by the Fire Department. Separate fire sprinkler permits and fire alarm permits shall be obtained prior to beginning any modification or installation work on such systems. **CJW** --TRF--
