Description
[Imperial Plaza Parking Garage]
The fire sprinkler scope of work consists of protecting and existing parking garage. A new monitored backflow preventer and monitored yard PIV will be cut into the existing fire protection main within the building. In addition, the existing main will be extended to provide service to a new dry pipe valve. The dry pipe valve will be used to protect the parking garage. The parking garage is designed as a triple tree layout.

[BLD16-01465] - The entire basement of this existing high-rise building is required to have a fire sprinkler system. The rest of the building does not have fire sprinklers. To repair deterioration cause by water infiltration of the concrete topping slab, concrete structural sub-slab, and concrete joists above the 14,128 square foot basement garage. Demolition work includes removing the existing topping slab, removing all unsound concrete from the bottom of existing concrete joists, removing additional concrete to expose all rust on existing rebar, removing all rust from the rebar, and cleaning all latent material from the joists being repaired. Structural work includes drilling 2 inch diameter holes at 8 feet on center vertically through the non-prestressed joists to be repaired, applying a bonding agent on the surfaces to be repaired at the bottom and sides of the joists, installing formwork at the bottom and sides of the joists to restore the original joist shape, and installing concrete repair grout through the 2 inch holes to fill the formwork. Rebar dowels will be epoxied into the existing joists at 16 inches on center for some joists and 60 inches on center for other joists and a new 5 inch thick reinforced concrete toping slab will be installed on top of the existing concrete joists and structural sub-slab. Other work includes upgrading an existing concrete wall to comply as a 2-hr fire-resistance-rated fire barrier wall to function as a horizontal exit, installing a new overhead coiling door, constructing a new masonry vestibule and side-hinged swinging egress door, constructing a new concrete landing with a 3 riser stairway at an existing interior door, and installing handrails and slip resistant floor markings on each side of the existing vehicular ramp for occupant egress. Special inspection is required for epoxy anchors, grouting, concrete, and to verify compliance with the manufacture’s installation instructions for the repair products. The work is required to comply with the approved drawings, with the plan review report, with the structural design, and with all applicable codes and ordinances. The fire sprinkler system is required to comply with NFPA 13 and the fire alarm system is required to comply with NFPA 72 as regulated by the Fire Department. Separate fire sprinkler permits and fire alarm permits shall be obtained prior to beginning any modification or installation work on such systems. **CJW**
