The fire sprinkler scope of work consists of protecting a two level apartment building with a NFPA 13R system. New 2” underground supplies two 2” wet pipe systems. All piping is CPVC piping. The top level piping is to be tented.

[BLD16-02418] – The NFPA 13R fire sprinkler system is used for occupancy. To construct a 2 story apartment building having 5 side-by-side 2 story dwelling units and one side-by-side 1 story dwelling unit. The dwelling units do not comply as townhomes as defined by the Boise City Code because there are no property lines between them and because the utilities are not separate. This building has a total floor area of about 12,208 square feet (7,250 square feet 1st story and 4,958 square feet 2nd story). Five dwelling units has 2 stories and one dwelling unit has 1 story. The 1 story dwelling unit is required to comply as a Type A dwelling unit. None of the 2 story dwelling units are required to comply as Type B dwelling units. Work is to include concrete footings, concrete foundations, concrete slabs on grade, wood stud exterior walls, exterior siding, shear walls, wood joist 2nd story floors, doors, windows, interior stairways, gas fireplaces, wood truss roof, roof coverings, millwork, and finishes. Engineered wood trusses are a deferred submittal item. Special Inspection is required for soils, shear walls, diaphragms, concrete, and post-installed anchors. The work is required to comply with the approved drawings, with the plan review report, and with all applicable codes and ordinances. The fire sprinkler system is required to comply with NFPA 13R as regulated by the Fire Department. Separate fire sprinkler permits shall be obtained prior to beginning any modification or installation work on such systems. **CJW**

Insulation will be installed over the top of the tenting in the garages as well as heaters installed in the garages to turn them into conditioned spaces, all overhead fire sprinkler piping approved for cover.

Rough to cover inspection for overhead fire sprinkler piping/tenting complete, noted that the garages have fire sprinkler piping/heads installed, some piping is located in attic spaces, this piping is tented with plastic sheeting but no insulation installed over the top, a minimum of R38 insulation needs to installed over fire sprinkler piping, fire sprinkler piping located in attic spaces in garages cannot be covered until insulation install is verified. All garages will need to have active conditioning installed to keep the fire sprinkler pipe/heads from freezing.
