The fire sprinkler scope of work consists of extending the existing wet pipe system into a new addition. The new addition has a showroom, service area, offices and lounge. The system is design as two trees with 2½” mains and 2” lines. The new addition is connected to the end of a 2½” main.

The fire sprinkler system is used for building area increase, story increase, and for fire area. To construct a 5,249 square foot 1st story addition to the existing 17,286 square foot 1st story of an existing two story building (4,943 square foot existing 2nd story). After the addition, the 1st story will have a total floor area of about 22,535 square feet. Work is to include concrete footings, concrete stem walls, concrete slabs on grade, exterior and interior masonry bearing walls, exterior and interior steel stud bearing and shear walls with OSB sheathing, steel beams and steel columns, steel headers and epoxy bolts at new masonry wall openings, steel bar roof joists, steel roof deck, minimum R-30 rigid insulation installed on top of the roof deck, a single ply roofing membrane, aluminum composite exterior panels, exterior windows, exterior doors, interior nonbearing walls, a toilet room accessible to the disabled, interior glass windows/walls, interior doors, ribbed wood suspended ceiling, suspended acoustical ceiling, gypsum board ceilings and soffits, millwork, and finishes. Special Inspection is required for concrete, masonry, steel (welding), and anchors (rebar, bolts, etc.) post-installed in masonry or hardened concrete. The entry portal, including its structural design, is a deferred submittal item. The work is required to comply with the approved drawings, with the structural design, with the plan review report, and with all applicable codes and ordinances. This permit is intended to establish a Certificate of Occupancy only for the 5,249 square foot 1st story addition. The fire sprinkler system is required to comply with NFPA 13 and the fire alarm system is required to comply with NFPA 72 as regulated by the Fire Department. Separate fire sprinkler permits and fire alarm permits shall be obtained prior to beginning any modification or installation work on such systems. **CJW**

This project includes approved code alternates to the following fire protection systems and/or building life safety systems. Please review the supplemental documents attached to this building permit case for details. Fire protection “shop drawings” shall include approved code alternate design.
