To remodel a 430 square foot interior portion of an existing 2,712 square foot existing single family dwelling per the approved plans. Work to include: demolition work per plans; construct interior non-bearing walls to create a new sitting room, walk-in closet, and 1/2 bathroom; install new doors; and interior finishes. All work per the approved plans and other reviewing agencies final approvals. The Building Official has determined carbon monoxide poisoning, smoke and fire related hazards to be specific hazards associated with buildings and/or structures without smoke and carbon monoxide detection and alarm systems that do not meet current building codes. Carbon monoxide poisoning, smoke and fire related hazards are substantial hazards because the likelihood of death and or injury from said hazards increases in buildings and/or structures. The existing portions of buildings or structures with non-existent or inadequate smoke and carbon monoxide detection and alarm systems that do not meet current building codes must be retrofitted to meet current code requirements. FEMA (LOMR-F) determination letter attached to plans removing this property from the floodplain. Case No. 03-10-0488X.
