(ST. LUKE’S – 27TH STREET DEVELOPMENT – HOSPITAL AND MEDICAL OFFICE BUILDING – CONCRETE AND STRUCTURAL STEEL PHASE) (DRH17-00427) (CUP17-00057) The fire sprinkler system is used for occupancy. To construct the concrete and structural steel phase (Package I) for a new 4 story hospital and medical office building (3 story hospital portion and 4 story medical office portion) having a total floor area of about 229,500 square feet. The shell and tenant improvement phase (Package II) will be under a separate permit (BLD18-01027). Work is to include concrete spread footings, concrete continuous footings, concrete mat footings, concrete piers, concrete foundation walls including mechanical pits and elevator pits, concrete slabs on grade including mechanical pits and elevator pits, steel columns, steel base plates, steel girders, steel beams, concrete filled steel floor decks, steel roof decks, steel braced frames, steel moment frames, and steel stairways with steel pan concrete filled treads. Other drawings that show work beyond this phase are not approved and are for reference only. The several land parcels are required to be consolidated before this permit is issued. Special Inspection is required for soils, concrete, steel including welding and bolting, masonry, wind resistance, seismic resistance, and the application of fire-resistance coatings. This permit is not intended to establish a Certificate of Occupancy for any portion of this building. The work is required to comply with the approved drawings, with the structural design, with the plan review report, and with all applicable codes and ordinances. The fire sprinkler system and the fire alarm system will be installed in conjunction with a future phase permit. **CJW**
