Install a wianscot on the front elevation.

Install a 5-foot wide pedestrian pathway that extends from the front of the building to Bethel Street.

Provide 2 bicycle parking spaces to be located within 50-feet of the buildings main entrance. The spaces shall be on improved non-permeable surfaces, anchored to the ground, a minimum of 6-feet long and 2.5-feet wide with 4-foot wide aisles between rows of bicycle parking spaces or nearby walls.

Install 4 Imperial Honey Locust trees along Bethel Street.

Construct terminal landscape planters at the terminus of each parking row. Each planter shall be 8-feet in width (measured inside of curb to inside of curb) and contain one Class II tree with low growing shrubs or ground cover.

Install a mixture of deciduous and evergreen trees, shrubs, or other vegetative groundcover that will create a visual barrier that provides a minimum of 60 percent of a barrier within five years of planting in order to adequately screen the residential property to the east.

Install slats within teh chain link fence.
