(11TH AND IDAHO) (FOUNDATION AND SUPERSTRUCTURE ONLY) **Project Management- Ron Hill** (DRH18-00260) (DRH19-00228) This building is fully fire sprinklered because it is a high-rise. To construct the concrete and structural steel phase (Package I) for a new 10 story office building having a total floor area of about 180,900 square feet. The shell and core improvement phase (Package II) will be under a separate permit (BLD19-02339). Work is to include concrete spread footings, concrete continuous footings, concrete mat footings, concrete piers, concrete foundation walls including mechanical pits and elevator pits, concrete slabs on grade including mechanical pits and elevator pits, steel columns, steel base plates, steel girders, steel beams, concrete filled steel floor decks, steel roof decks, steel braced frames, steel moment frames, and steel stairways with steel pan concrete filled treads. Other drawings that show work beyond this phase are not approved and are for reference only. Special Inspection is required for soils, concrete, steel including welding and bolting, wind resistance, seismic resistance, fire-resistance coatings, fire-resistant joints, and smoke control. This permit is not intended to establish a Certificate of Occupancy for any portion of this building. The work is required to comply with the approved drawings, with the structural design, with the plan review report, and with all applicable codes and ordinances. The fire sprinkler system and the fire alarm system will be installed in conjunction with a future phase permit. **JHB**

The proposed streetscape plan does not match what was reviewed or approved through the Design Review application. The applicant should utilize the urban concrete streetscape detail.

The pedestrian crossings do not provide the required 10-foot throat.

There is a trash receptacle and large mechanical area proposed in the northwest corner of the site. Trash was requried to be located internally to the building and the pedestrian walkway on the west side of the building was required to be unobstructed. This was also required to obtain floor area ratio for the building.

Widen the overhead door opening on the west elevation from the refuse room to be a minimum of 10-feet wide.
