(THE AFTON – CONCRETE PARKING GARAGE PODIUM OF PHASE II – WEST BUILDING) (DRH17-00213) The fire sprinkler system (NFPA 13 below and above the podium) is used for story, height, and building area increase. The apartment building will be constructed on top of the podium under permit BLD17-03345. To construct the concrete parking garage podium portion of Phase II (West building) of the Afton development. All other drawings are for reference only. When the entire building is completed, uses are expected to include parking, storage, and perhaps office, retail sales, or assembly on the 1st story; two story residential condominiums on the 2nd story; and 1 story residential condominiums on the 2nd, 3rd, 4th, and 5th stories. Work under this permit includes concrete continuous footings, concrete spread footings, concrete matt footings, concrete foundations, 3-hr concrete shear walls and bearing walls, 3-hr concrete columns, 3-hr two-way post tensioned concrete podium, and a concrete slab on grade. The podium (i.e. floor of 2nd story) will be a 12 inch thick post tensioned concrete slab having a 3-hr fire-resistance-rating. Penetrations for plumbing pipes, roof drains, hold downs for shear walls, etc. are required to be made without cutting any reinforcement, including post tensioned tendons. Special Inspection is required for soils, concrete including post tensioning, masonry, steel including welding, anchors post-installed in hardened concrete, fire-resistance-rated through penetration fire stops, etc. The work is required to comply with the approved drawings, with the structural design, with the plan review report, and with all applicable codes and ordinances. The permit for the entire building shall not be finaled and a Certificate of Occupancy shall not be issued until the condo plat that removes the interior property line is completed. This permit does not establish a Certificate of Occupancy for any portion of this building. Fire sprinkler permits and fire alarm permits are required in conjunction with future building permits. **CJW**
