TENANT IMPROVEMENT OF AN AUDIO/VIDEO DESIGN AND INSTALLATION AND OFF-SITE EVENT PRODUCTION TENANT IN THE EXISTING GOWEN INDUSTRIAL WAREHOUSE - A SHELL AND CORE BUILDING OF TYPE-II-B SPRINKLED TILT-UP CONCRETE AND STRUCTURAL STEEL BAR JOIST CONSTRUCTION. TENANT IMPROVEMENT SHALL CONSIST OF BUT IS NOT LIMITED TO CONSTRUCTION/IMPROVEMENT OF APPROXIMATELY 10,368 SF. GROSS TOTAL SUITE WITH APPROXIMATELY 1,710 SF., SINGLE LEVEL OFFICES, RESTROOMS, SMALL CONFERENCE SPACE AND OPEN OFFICE/RECEPTION AREAS. NO MEZZANINE LEVEL OR OVERHEAD STORAGE/STRUCTURE IS ANTICIPATED OR PROVIDED IN THIS TENANT IMPROVEMENT. THE REMAINING 8,600 SF. SPACE WILL BE WAREHOUSE STORAGE OF EQUIPMENT. OVERALL CONSTRUCTION SHALL BE TYPE II-B, NON-COMBUSTABLE OF COLD-FORM LIGHT GAUGE METAL STUD FRAMING, DRYWALL FINISHES, ACOUSTIC AND DRYWALL CELINGS IN THE OFFICE AREAS AND MECHANCIAL AND ELECTRICAL SERVICES THROUGHOUT.
