Description
To add frame walls with sheetrock cover, within a 2,930 sq. ft. second story tenant space, to create a 60 square foot room to be used as a unisex accessible restroom; to use a corner for an approximate 34" by 34", 1-hour shaft from penetration of first level ceiling, through 2nd floor, through attic area and extend through roof to a minimum height equal to the curb height above roof that will support the future exhaust fan system to be used with future grease exhaust hood for future restaurant kitchen hood on first level and a 24" x 24" shaft for make up air for hood system. This area is in tight quarters and requires precise layout & construction to maintain all noted & required minimum clearances W/I the restroom for accessibility compliance. This permit does not include installation of the exhaust hood, exhaust duct system or make up air. Separate application, plan submitals, review, approval and permit is required. All per approved plans, notes & plan review comments attached. The scope of this work will be ongoing at same time as remodel and seismic structural retrofit code upgrade under BLD00-00758. PC#00-644/drs.

Talked with Margie Kennedy, Armstrong Architect to review floor plan deficiencies with current code and let her know what she needed to do per section 104.2.8 UBC if she wanted to use alternate design. Margie said she had used the 1976 ANSI to design the restrooms. She would consider what action to take and either provide letter to Tim Hogland asking for approval as equivalent accessibility compliant plan or provide new design floor plan to meet current code.

New sheet A2.1 submitted. The plans indicate design per the 1998 ICC/ANSI which has not yet been adopted by Boise City. Margie will need to provide a written request to Tim Hogland provideing evidence of equivalence between her proposal to use the ICC/ANSI-98 instead of currently adopted CABO/ANSI-92 guidelines per section 104.2.8 - 'ALTERNATE MATERIALS, ALTERNATE DESIGN AND METHODS OF CONSTRUCTION', 1997 UBC or redesign FLOOR PLAN LAYOUT TO MEET CURRENT CODE.

Call from Margie @ Armstrong Arch concerning reason for accessibility requirements for new restroom since there was no vertical access to the second floo. The code only gives exception to requirements for vertical access when the second floor is less than 3,000 sq. ft. in area. This space is listed as 2,930 sq. ft. so only access to areas on the second floor are required. Margie will resubmit.
