To install a new 396 sq. ft. exterior, uncovered deck within the ACHD right-of-way per license agreement #1032-1017-1100. Deck abuts but does not attach to the existing building, being a stand along structure. Deck to be of wood construction with guardrails but no type of roof structure or covering, supported by engineered beams on treated columns poured into reinforced concrete piers. New canvas canopy on non-combustible frame, extends into right-of-way as governed by ACHD, at new entry stairs. ONLY THE DECK AND THE CANVAS CANOPY CAN EXTEND OVER THE PROPERTY LINE PER LICENSE AGREEMENT WITH ACHD. ALL OTHER PORTIONS OF REMODEL, TO INCLUDE STAIR SYSTEM, ENTRY CONSTRUCTION AND FINISH SHALL, BE MAINTAINED WITHIN THE INDIVIDUAL BUILDING PROPERTY LINES LOCATED AT THE EXTERIOR FACE OF WALLS ON THE NORTH & EAST SIDES. EIFS system SHALL be of a system approved for installation over wood, all per approved plans, red-line notes on plans and attached plan review comments, all on file and DRH00-00140.
