(IDAHO RURAL WATER ASSN - HOFF BLDG - BASEMENT) To install approximately 40 feet of interior non-bearing wall to create three tenant spaces from one existing space. A new tenant, IDAHO RURAL WATER ASSOCIATION, 983 sq. ft. will occupy the north tenant space. The newly created south space will be vacant and a new 190 sq. ft. room being separated from the existing by walling across the hallway is considered vacant, both spaces requiring separate applications and plans for review and permitting when future tenants or additional alterations or finishes are desired within these two areas. The new tenant is a "B" - office occupancy of 821 s.f with a 162 sq. ft. storage room. New tenant access door with sidelight to be installed into new tenant area off of the existing atrium type / lobby area open to the adjacent upper floor(s). All new construction to be non-combustible framing with fire-resistive sheetrock cover. To install new electrical outlet & ceiling light fixture's and alter power source to other existing outlet. Fire Dept. field approval required as a condition of occupancy for this tenant. NOTE: THIS BUILDING IS FULLY SPRINKLED. An upgrade agreement is on file and upgrades in progress in other areas. A CERTIFICATE OF OCCUPANCY IS REQUIRED AS A CONDITION OF OCCUPANCY AND USE FOR THIS NEW TENANT. NO OCCUPANCY OR USE IS APPROVED FOR NEW VACANT, FUTURE USE AREAS CREATED UNDER THIS PERMIT. Met with John Price to review prposal for remodel within the historic Hoff Builidng basement. Proposal is to divide an existing tena t space into smaller, multiple tenant spaces with only one being occupied at the conclusion of the scope of the builidng permit. The other tenant spaces will required separate applications & submitals of plans for review and approval per city codes in order to obtain a certificate of occupancy for a proposed new tenant. I had Carl Westfall come out to review the proposal to see if any of the proposed work would in anyway effect the letter of agrement or state of understanding between the builidng department and the owner based on upgrade under the UCBC currently in progress per plan review & permits issued to date. The existing proposal does not increase area or change occupancy type based on architect declaration and the work to be done will match existing at entry door and the framing & finish will be per section 603 for Type II-FR construction & the 1994 UCBC for historic builidngs. Wotk will not alter existing exit systems as currently in use.
