*2-NEW VANILLA SPACES / 3-TENANTS W/O C.O.'S* TO CONSTRUCT TENANT & OCCUPANCY SEPARATION WALLS / ACCESSIBILITY RESTROOM UPGRADE'S / MODIFY & ADD EXTERIOR STOREFRONT ENTRANCES & MAKE STRUCTURAL MODIFICATIONS TO ADD OPENING FOR OVERHEAD DOOR AT NW CORNER OF FUTURE 'NEW TENANT#2' SPACE.* To construct a new 1-hour tenant separation wall between FUTURE 'New Tenant' Spaces '#1 & #2'; to finish or bring into compliance the 1-hour Occupancy Separation Wall between the 'Existing Tenant #2' & 'New Tenant #2' spaces. This is an existing TYPE II-FR building, per architects report, total area of 29,400 sq. ft., being divided into five tenant spaces. NOTE: There are no Certificates of occupancy for the existing tenants showing legal occupancy. Permits for the two "FUTURE TENANTS" within 'New Tenant #1 & #2' spaces, will not be issued until architectural code analysis is performed for each tenant space and two copies of plans and application for each tenant space (existing & future) are provided for review, approval by City and permits issued for upgrades or occupancy approval inspections as applicable. Final objective to have each tenant legally occupying, with a certificate of occupancy for each tenant based on declared occupancy use(s). Analysis SHALL include verification of/for: 1) Compliance with construction type throughout; 2) Designate Occupancy Use Group Classification(s) for each area W/I tenant space; 3) Indicate location & construction for for Occupancy Separations, as applicable, based on use; 4) Evaluation of existing available fire flow (obtain & provide copy of GPM of water from water company available at site) to determine applicable sprinkler system requirements per 1997 UFC, Appendix III-A, based on Const. Type & Occupancy Use; 5) Site plan with the location of fire hydrants, located per Boise Fire Dept, (contact Bill Alexander @ 395-7813 W/ Questions on fire flow or hydrant data required); 6) As Applicable, Floor Drains to Oil Separators or Traps for "S3" Occupancy; 7) and Show Compliance W/ Specific Occupancy Provisions per Current Adopted Codes For Each Occupancy Use. Phone call from Cornell larson, Larson Architects. He has received and reviewed the plans check comments & has revisited the site and individual tenant spaces. Randy has told him to proceed to make the situation right for each tenant and it appears that the 1-hour occupancy separation walls at the "S-3" Occupancy, Extreme Motosports (5662 Franklin) and a Area Separation Wall of 4-hours Construction between the Brico space at 5858 Franklin, to be III-N and the other four spaces, 5862, 5866, 5878, 5880 Franklin to be II-FR. The 1,440 sq.ft. wood storage against the exterior North wall will need to be reviewed to see if it needs to be demoed or a four hour wall can be created between the two types of construction. Cornell will try and send a summary letter by the end of the week stating what he has found, what appears to be needed and what the rate of progress Randy Hemmer wants to follow. BRICO seams to be the problem occupancy based on quantities of possible hazaedous materials exceeding the allowable and requiring classification as a "H" occupancy and possible srinkler system requirements.

I HAVE REVIEWED THE CONDITIONS IN QUESTION WITH THE ARCHITECT, CORNELL LARSON AND BILL ALEXANDER OF THE FIRE DEPARTMENT PLAN REVIEW DIV. THE PERMIT IS ISSUED WITH CONDITIONS OF APPROPRIATE SUBMITTALS OF APPLICATIONS AND PLANS FOR EACH EXISTING OCCUPIED TENANT SPACE WITH THE ULTIMATE OBJECTIVE BEING THE GIVING OF A CERTIFICATE OF OCCUPANCY FOR EACH EXISTING TENANT AND THE PROPOSED FUTURE TENANTS. THE TYPE OF CONSTRUCTION IS OF CONCERN AND IS TO BE VERIFIED AND ANY REMOVAL OF NON-COMLPYING CONSTRUCTION TO BE A PART OF THE SUBMITTAL PROCESS. TYPE OF CONSTRUCTION IS A CONCERN THAT MAY REQUIRE THE INSTALLATION OF A SPRINKLER SYSTEM TO MEET CODE IF THE TYPE II-FR HAS NOT BEEN MAINTAINED.

MET WITH BILL ALEXANDER TO EXPLAIN WHAT I WAS TRYING TO ACCOMPLISH BY ISSUING PERMIT FOR 'NEW TENANT 1 & 2' SPACES FOR VANILLA FINISH, NO OCCUPANCYU OR USE ALLOWED WHILE GIVING THEM A LIST OF ITEMS THAT WOULD NEED TO BE ANSWERED FOR THE ENTIRE BUILDING, WHICH HAS THREE EXISTING TENANTS WHICH DO NOT HAVE CERTIFICATES OF OCCUPANCY AND WILL NEED TO BECOME PART OF THE SUBMITTAL REVIEW PROCESS WITH THE OWNER / TENANT & ARCHITECT TO MOVE FORWARD WITH PERMITS FOR THE NEW TENANT SPACES. BILL FELT THAT AS LONG AS I SPELLED OUT THAT THERE ARE CONCERNS ON TYPE OF CONSTRUCTION, FIRE FLOW (GPM WATER AVAILABILITY AT SITE), LOCATION OF FIRE HYDRANTS, OCCUPANCY USE GROUPS AND CODE UPGRADES AS APPLICABLE FOR ISSUANCE OF C.O.'S, THIS BEING THE OBJECTIVE FOR ALL TENANT SPACES.
