*POWER XTREME MOTOR SPORTS* To remodel a 4,869 sq.ft. tenant space for retail sales and display of products used for maintenance or accessorize motor powered vehicles. To modify and or repair motor powered vehicles W/O any flame or welding in the North portion of this tenant space. To separate the "S3" occupancy area from the retail area and the adjacent tenant spaces to the east and west with a new 1-hour occupancy separation wall; to separate the retail area from adjacent tenant spaces by construction of a 1-hour tenant demising wall. There is an existing 5.5 X 54.5 foot display shelf, a part of the original mezzanine now located in this tenant space, only accessed by a ladder to display - not accessible for any other purpose. The tenant separation wall continues from the concrete mezzanine deck to the double "T" concrete roof structure. To improve accessiblitlity to and within this tenant space and accessory areas per Appendix Chapter 11 @ 20% of the project cost - $1,500.00 - per approved plans on file. (P.C.#1067-00)/drs

The Plumbing Div. will perform the field inspection for code compliance.

Called Cornel Larson to let him know the oil separator was a code requirement not an option and that it needed to be shown on the plans. Also the need for direction for compliance with the ventilation requirements of section 1202 for the tenant. Cornel will contact owner and tenant and respond.

Plans failed to indicate the installation of an oil separator or trap per section 311.2.3.1 UBC and did not indicate the specifics for providing required ventilation for the tenant space. A value of 250 CFM exhaust was noted on plan for the area above the nitrous oxide but frash air requirements per section 1202 need to be met. Called Cornel Larson, architect to notify the plans are still incomplete. He said he would talk to the owner and tenant and provide response.

Further re-submittals are required.
