(MAIN STREET BISTRO) Remodel to an existing 11,388 sq. ft. two story building with a 2,172 sq. ft. basement per approved plans on file. The tenant has two (A-3) assembly occupancy drinking rooms that exit independently on the first floor, a (B) office occupancy on the second floor, and an (S-1) storage occupancy in the basement. Work to include demolishing former kitchen area to create a new seating area, new 2-hour wall infill in West property line wall openings, reconstructing stairs/landing at west side rear exit, new one-hour rated corridor section with 20 minute rated doors at east side rear exit, one new interior wall, new handrails with extensions on existing exit stairways, interior finish, fire sprinkler work, and electrical work. A NEW CERTIFICATE OF OCCUPANCY WITH THE NEW OCCUPANT LOAD TOTAL IS TO BE ISSUED WHEN COMPLETED AND APPROVED. First floor east side assembly room to be posted at 271 persons maximum. First floor west side assembly room to be posted at 220 persons maximum. Required ventilation air to be verified by Mechanical Inspector. See letter attached to plan from Musgrove Engineering. Fire Sprinkler Permit FIR03-00192 is to be completed and approved prior to issuing a Certificate of Occupancy. NOTE: This building is to be fully fire sprinklered. (PLAN MODIFICATION CHANGES: Removing structural work from project on first floor, adding a one-hour rated exit corridor section on first floor, enlarging dance floor area, re-calculating occupant loads on first floor, new bar in southeast area will not be constructed, and the keg cooler in southeast area will not be installed. Clay, manager of the Bistro called. I told him that he needed the approved job site plans available for inspectors and needed to call for final inspections. When all inspections are approved/passed, he can then come in and obtain a new Certificate of Occupancy for the space.

Numerous issues with this project. It appears work has occurred without permits and the occupant load has now been increased. It appears as if the occupancy has now changed because of the increased occupant load. New plans need to be submitted reflecting changes. I contacted architect by phone and fax to set up a meeting to discuss issues with this project. Building also is not currently fully fire sprinklered. Only the main floor and basement have been sprinklered. Plans routed to Fire Dept. for review even though plans are very inadequate.
