This is not a duplex from Planning's standpoint. It is an accessory dwelling unit which is much different than a duplex. Please note that a condition of approval requires that either the principal or acessory dwelling unit be occupied by the property owner throughout the life of the accessory dwelling. The applicant is required to record a deed restriction with the Ada County Recorder requirng owner-occupancy of the property. Evidence of recordation of the deed restriction shall be provided to Planning Staff prior to occupancy. Contact Susan Riggs at 3736 if you have any questions.
