(HONKS 99)(FIVE MILE PLAZA) Remodel of an existing 15,475 sq. ft. space with two mezzanines changing occupancy from an assembly theater to a new retail tenant in existing building per approved plans on file. This shopping center was constructed in Ada County and later annexed into Boise City. Work to include miscellaneous demolition work, upgrading existing 2-hour area separation wall on west side of building by adding a 30" parapet/extending wall through canopy with one-hour soffit protection on each side/CMU wall infill at existing opening, providing a 3/4 hour rated window where required at storefront, new interior steel support beams and columns, new interior column footings, new structural fill and slab to bring floor to one level, masonry infill in interior openings, new storefront windows, new overhead door and opening in exterior wall, upgrading restrooms to meet current accessibility standards, new interior walls and doors, new interior stairway with handrails to electrical equipment mezzanine, interior finish, new suspended ceiling, new draft stops, fire sprinkler work, plumbing work, mechanical work, and electrical work. One mezzanine will be unoccupied and have no use. NOTE: This building is fully fire sprinklered for area increase.No storage racks exceeding 8 ft. in height are allowed under this permit. Five Mile Plaza Shopping Center - Area separation walls to be located and upgraded throughout the shopping center (one was upgraded and completed under the Honk's permit), sagging roof insulation (possibly obstructing sprinkler heads in some locations), and paper backed insulation in some locations of shopping center that does not meet flame spread rating. Issues are to be addressed as tenant improvement work to spaces occurs and within a 5 year maximum time frame for the entire shopping center.
10/27/06 An amendment to the original Upgrade Agreement has been submitted and approved. The locations of some of the fire walls (area separation) have changed. Also an alternate has been approved of (2) two-hour rated walls extending through the canopy at the existing 4-hour rated fire wall per the Building Official and Fire Marshal. See permit BLD06-03074 for fire wall upgrade work.
11/22/06 Permit to upgrade the Fire Walls approved under BLD06-03074 at address of 10436 W. Overland Road. As of this date, the insulation work will still need to be permitted and completed.
2/22/07 Sent letter to property manager noting expiration of Upgrade Agreeement on April 23, 2007. To date a lot of the work has been permitted and completed. Still some insulation issues in some tenant areas needing to be addressed.
5/16/07 Plans and application submitted for remaining work to fix the insulation issues under BLD07-01201 at the address of 10436 W. Overland Road.
2/13/08 Talked with Troy Cobbley, Fire Inspector. Progress is still being made. He is continually being called out for inspections on the insulation. There are still some remaining tenant spaces to be done under BLD07-01201.
5/28/08 Linda Cockerham called to state the Hallmark tenant space had been completed. Only (3) tenant spaces are left to do per Linda.
8/28/08 Linder Cockerham called to state the last tenant space had been completed and the Fire Inspection done. I told her to call in a Final Inspection for the Building Inspector so the permit could be finaled. When this is done, the Upgrade Agreement work will be complete.
8/29/08 BLD07-01201 has been finaled. All work under the Upgrade Agreement has been completed.

Owner requested to allow permit and plans for Honks 99 to be reviewed and permitted without resolving the building east side area separation wall and Letter of Agreement for shopping center upgrade work. Requested City not issue a Certificate of Occupancy to Honks 99 until these are submitted for review. The Building Director, Tim Hogland, approved this request.
