(PLEASANTON OFFICE BLDG) (NO TENANT) Remodel to an existing 4,053 sq. ft. building changing occupancy from a warehouse to office for a future tenant per approved plans on file. The site also has a 887 sq. ft. storage building at the rear of the property. Work to include demolishing west end addition that was constructed without a building permit, verifying existing interior wall construction built without a permit, upgrading restrooms to meet current accessibility standards, providing accessible entrances/exits, a few new interior walls, new interior doors with accessible hardware, new tempered glass sidelights where required, seismic bracing for suspended ceiling constructed without a permit, new draft stop installation, one-hour rated infill of window openings in storage building at rear of property in walls where openings are prohibited, mechanical work, plumbing work, and electrical work. Inspector discretion on removal of any materials to verify code compliance for covered work done without a permit. This is a Scope of Work Permit. Letter of Completion to be issued when done. A separate permit will be required for any tenant to occupy the building. Planning approval will be required when a tenant decides to occupy the building under a separate permit. Plans approved. Once a tenant is selected to occupy the building they must come in for a seperate permit for occupancy. Scott Spjute and I spoke with Matt Reed from CSHQA. Depending on the tenant, a Conditional Use Permit may need to be obtained. If there are any exterior improvements to be made other then filling in the doors on the west wall because of removal of the warehouse, a Design Review application may need to be submitted when a tenant is selected.
