(ASSOCIATED REPORTING) Remodel to convert an existing one story 1,272 sq. ft. residence into a commercial office building per approved plans on file and CZC04-00020. The building has a 422 sq. ft. non-usable cellar/crawlspace area with mechanical equipment only that will not be allowed for any occupancy/use or storage. Work to include some minor miscellaneous interior demolition work, new exterior site work, new exterior accessible ramp with handrails, new handrails on exterior stairs, new front entrance/exit door, new exterior landing at rear exterior door, providing tempered glass in exterior windows where required, reinforcing existing floor framing in some locations with new support posts and some new concrete pad footings in cellar and crawlspace areas, upgrading restroom to current accessibility standards, new interior landing with stairs and handrails at rear exterior door, a few new interior walls, one new interior door, removing some interior doors to provide 32" minimum clear wide cased openings, interior finish, plumbing work, and electrical work. An existing detached shed adjacent to alley in northeast corner of property will be demolished and additional paved parking will be provided in the same location. A Certificate of Occupancy is to be issued when completed and approved. NOTE: Previous design review completed in 1979 (DR-38-79) but no building permits or certificate of occupancy issued for legal conversion. NOTE: This building is NOT fire sprinklered. (PC#097-04) JCB
