BoDo - Building #4 (Shell & Core) - To construct a new 52,260 Square foot, two story, noncombustible, fully fire sprinklered shell and core building for future office, retail and restaurant tenants. This work also includes the construction of a two-hour fire-resitive, noncombustible, four story stair enclosure to be used as the second exit from the new building and the existing four story Foster Building. This new building will wrap around the existing Foster Building and 9th Street Parking Garage. There will be no property lines through or between any of the buildings on this block. Two-hour fire walls will separate these buildings from each other, because of allowable area and construction types. The new building is being constructed with nonseparated uses with the A-2 Occupancy being the most restrictive. The fire sprinkler system is being used for area increase. This is a shell and core permit only and no occupancy is allowed under this permit. Separate tenant improvement permit are required to finish this building for occupancy. All construction per the approved plans and attached comment list. #04-385/JCM

Existing parking garage is not in compliance with required setbacks and no land division was approved by Boise City after Record of Survey 4629 was approved upon which the buillding permit for the parking garage was issued. The current property ownership does not reflect Record of Survey 4629. Land division cannot be approved until setbacks are resolved with Building Division. BODO structure has not been included on condo plat of SUB02-00070. BODO structure must be shown on condo plat. Amended condo plat will require re-submittal for Planning and Zoning Commission approval and City Council approval. After Boise has approved the Final Plat, the Ada County Engineer must review and approve (approximately 8 weeks for review) prior to recording of the Final Plat. A building permit cannot be issued until the Final Plat is recorded.

1. An existing and relocated hydrant were shown in the Grading Permit BLD03-01299 on 8th street. Now that this structures construction type is classified and will require fire sprinkler protection, the "Architect of Record" for the construction phase of this project will be required to ascertain the hydrant water flow available with the related construction type (reference IFC Appendix B105.1) for verification of meeting minimum fire code. Provide hydrant flows. Water flow information is available from United Water, by contacting, Doug Shaefer at ###-####, in certificate form. The required fire flow for this type II-B, 52,260-ft/2 will require a minimum 1,500-gpm flow. Note: These flows are different than water supply information flows). (IFC 105.2.1, 105.4.2)

2. Architect of Record for the construction phase of this project shall ascertain the water pressure and flow available for the automatic fire sprinkler system design. Provide static pressure, residual pressure and flows (IN GPM), of the water supply available, at the proposed system water supply connection, in certificate form. Water flow information is available from United Water, Doug Shaefer at ###-####. Provide and make available on the plans or attached documents this information to all contractors involved. This information is for uniformity and consistency in the fire sprinkler system design. (Note: These flows are different than hydrant flows). (IFC 105.2.1, 105.4.2)

3. The site grading and utility plans submitted in BLD03-01299, show the fire sprinkler service supply tap in 8th Street piped to the property line. This shell permit shall include the location of this tap at the property line and detailed where it will be installed in this structure. Provide revised plans addressing this scope of work. (IFC 105.2.1, 105.4.2)

4. Unless specifically approved by the code official, the fire sprinkler system main control valve(s) shall be installed in any one of the following configurations:
A. A Post Indicator Valve (PIV). Where practical a PIV shall be installed at least 40'-0" from the building.
B. A Wall Post Indicator Valve (WPIV).
A valve(s) installed on the riser itself provided the sprinkler riser room is separated from the building on all sides by a one-hour Occupancy Separation assembly, including opening and penetration protection, as defined by the Building Code. In addition to any other access doors, direct access into the riser room from the outside shall be provided. Signs identifying doors leading to the sprinkler system control assembly shall be permanently affixed to all doors so as to clearly identify the path to the riser assembly. Provide plans that address this code issue. (BMC 7-01-53:903.1.3, IFC 105.2.1, 105.4.2)
