1. This property does not comply with required fire apparatus access. Approved Fire Department vehicular access roads shall be provided to within 150'-0" of all exterior portions of this building with no dead ends over 150 feet unless an approved turnaround is provided. All gates, public or private streets, individual or common driveways, or dedicated emergency vehicle access lanes, etc., which are considered "fire department access" shall be: a minimum of 20'-0" width, 48'-0" outside turning radius and 28'-0" inside radius, with 13 feet 6 inches overhead clearance, paved and capable of supporting 70,000lbs. GVW and 24,000 lbs. per axle. Fire access distance may be modified somewhat, if alternative options are accepted, one of which is fire sprinkler protection. (IFC 503.1.1, 503.2.1, 102.7, 503.2.5, BCM 7-01-28 IFC 503.2.3, BMC 7-01-29 IFC 503.2.4)

2. This facility requires fire protection. Hydrants within allowable distances are located in along an access lane. The Architect of Record for the construction phase of this project shall provide as part of the Building Permit required documents, the hydrant water supply flow available and measured for the type of construction, (reference IFC B105.1). Water flow information is available by contacting United Water at: ###-####, and obtaining water supply information in certificate form. The required fire flow for this 6,820-ft/2 type V-B facility will be: 2,250 gpm. The fire flow will determine the number of hydrants required (reference IFC Table C105.1). The minimum 2 hydrants within distance appear to be provided. (IFC 105.4, C105.1)
