(QUALITY QUARTZ ENGINEERING)(BENTE BLDG) A "Certificate of Occupancy is required. The building is fully sprinklered. To remodel and finish a 6,000 sq.ft. area on the west side of the building for a fabrication facility for glass products per approved plans. Work includes construction & finish of interior walls to create stock, packaging, cleaning and hot fabrication areas with access doors between areas; to remove portion of storefront glazing and enlarge opening per attached engineering detail, installing C10x15.3 steel channel as structural reinforcing support above opening with 3/4" threaded support rods W/ Hilti Hit HY-150 adhesive anchor (ER-5193), layout as shown, for new overhead door; to install cylinder 6-pack's of Hydrogen & Oxygen with process piping, process piping and non-combustible barrier between H2 & O2 cylinders, all per hazardous materials technical report attached to plans; to install or modify electrical, mechanical, plumbing, fire sprinkler & alarm systems to meet tenant needs and comply with adopted codes & ordinances.Use of hazardous materials within this tenant space are within allowable limits per code based on hazardous materials inventory provided by approved haz mat technical report attached. Received written request from Cornel Larson concerning inspectors concern for previously existing 1-hour tenant separation wall constructed under the 1997 UBC. This requirement does not existi under the IBC and in reviewing the entire building for mixed occupancies with non-separated uses (no fire wall requirements), it was determined that the different occupancies didnot require fire separation. This was noted in plan review comment #1. I reviewed with with Layne Manuel, structural inspector, by phone, that the wall did not require a rated door or fire dampers at duct penetrations. I also called Cornel and reviewed this with him.
