(VANILLA FINISH - NO TENANT)(FURNESS BLDG) Remodel to create a new 4,745 sq. ft. "vanilla finish" (vacant) space for a future tenant in an existing 14,352 sq. ft. building per approved plans. No tenant or occupancy allowed under this permit. A separate permit is required for a tenant to occupy the space. Work to include upgrading existing CMU fire wall/party wall by furring and adding gypsum board to obtain a minimum 3-hour rating on the interior of the building and providing cement plaster on each side of the parapet wall to upgrade to a 3-hour rating, new 3-hour rated CMU wall infill with furring and gypsum board in existing openings in the existing 3-hour rated party wall/fire wall, new 3/4 hour rated exterior entrance/exit door and transom above that are within 4' of party wall/fire wall, new 2-hour rated CMU wall infill in former overhead door opening in South exterior wall, a new exterior awning/canopy, minor plumbing work, and some electrical work. Required plumbing fixtures per IBC Chapter 29 and an additional exit door will need to be provided at time a tenant wants to occupy the space under a separate permit. Special Inspection required for epoxy/adhesive anchor installations at masonry infill work and for structural welding at the awning/canopy construction. East wall of this space is a 3-hour rated fire wall/party wall with no openings and 30" parapet. West wall of this space is a 3-hour rated fire barrier wall to reduce the fire areas in this building to less than 12,000 sq. ft. South wall of this space is a 2-hour rated exterior bearing wall based on type of construction located 8' to the centerline of the alley with 12" parapet and unprotected openings. The north wall is a 2-hour rated exterior bearing wall based on type of construction with unprotected openings but has a required 3/4 hour rated entry/exit door with transom above that is within 4' of the 3-hour fire wall/party wall. This is a Scope of Work permit. A Letter of Completion is to be issued when done. NOTE: This building is not sprinklered. JCB
