(VISUAL ARTS COLLECTIVE)(FURNESS BLDG) Remodel partially changing occupancy from a former storage use to a new retail/art gallery use with some storage for a new tenant in a 4,696 sq. ft. space per approved plans and DRH05-00009. This space cannot receive a permanent Certificate of Occupancy prior to final and approval of the "vanilla finish" permit (which includes building upgrades) under BLD05-00467. Work to include new 2-hour rated CMU exterior wall portions/alcove with 90 minute rated overhead door and 90 minute rated man door at the south exterior wall, new 2-hour rated ceiling assembly in alcove, some new interior walls and doors, installation of new roof insulation, interior finish, two new accessible restrooms, new mechanical work including two new HVAC rooftop units, new plumbing, and new electrical work. Special Inspection required for masonry work and for epoxy/adhesive anchor installations. East wall of this space is an existing 3-hour rated fire wall/party wall with no openings and a 30" minimum parapet. West wall of this space is an existing 3-hour rated fire barrier wall to reduce the fire areas in this building to less than 12,000 sq. ft. South wall of this space is an existing 2-hour rated exterior bearing wall based on type of construction located 8' to the centerline of the alley with a 12" parapet and a combination of unprotected and protected openings. The north wall of this space is an existing 2-hour rated exterior bearing wall based on type of construction with unprotected openings but has a required 3/4 hour rated wired glass entry/exit door with transom above that is within 4' of the 3-hour rated fire wall/party wall.
