The tenant first floor is 2,033 sq. ft. and the new second floor will be 1,839 sq. ft. The second floor is designed for light storage at 125 psf live loading. (125 psf maximum live load to be posted on the second floor) Work to include constructing a new second floor in the building, new interior reinforced concrete footings, new steel floor framing and supports, steel floor deck with concrete topping, two new unenclosed interior stairways with handrails and guards, a freight lift, installation of pre-built storage compartments, mechanical work, plumbing work (gas lines), and electrical work. This space is considered unconditioned. Special Inspection required for concrete and reinforcement, structural welding, high strength bolts, expansion anchors, and epoxy/adhesive anchors. Nonseparated Uses per IBC Section 302.3.1 between this space and the adjacent future retail space to the north. Separated Uses per IBC Section 302.3.2 between this space and the adjacent tenant to the east. A Certificate of Occupancy is to be issued when completed and approved.
