(JENNY KENDALL DANCE STUDIO)(STEELWOOD FLEX CONDOS BLDG 3 - UNITS 20/21-2ND FLR) To construct a new 2,531 sq.ft. second floor within an existing vacant shell building for a new dance studio tenant to occupy per approved plans and DRH05-00230. Another permit is attached to these plans under BLD05-03243 for a separate tenant on the first floor. Work to include new interior reinforced concrete footings, some new floor beams/headers and support columns, new floor joists, new interior and an exterior stairway with handrails/guards, new interior walls, some interior doors and windows, two new accessible restrooms, fire sprinkler work, new mechanical including two new furnaces, new plumbing, and new electrical work. Units 20 and 21 will be merged to act as one condo unit but there will be separate tenants on each floor. Special Inspection required for structural steel fabricators/steel frame joints/welding, high strength bolts, epoxy/adhesive bolts, concrete and reinforcement, wood fabricator, and for soils/compacted structural fill. A Certificate of Occupancy is to be issued when completed and approved. Nonseparated Uses per IBC Section 302.3.1. NOTE: This building is fully fire sprinklered to meet fire water flow requirements. Need additional information describing the ground floor use. If a contractor's shop, then the use is prohibited in the C-2D zone.

Also, accessory uses in the C-2D zone may be up to 25% of the area. Based on the floor area, the storage space constitutes the primary use; a conditional use permit is required for a self-storage use. Additional information, such as letter of explanation, detailed floor plans, etc. needed for Planning and Zoning plan review (also see DRH04-00230 condition of approval #1b).

A conditional use permit is required for a parking reduction due to the applicant exceeding the allowed parking (the Design Review Planning approval is based on standard commercial parking, which is one parking space per 250 sq. ft. of floor area; also see DRH04-00230 condition of approval 1d). Note that the dance school will require at least 16 parking spaces for the dance studio alone based on the occupancy of 49 people (commercial school parking ratio is one parking space for three seats; since there are no seats indicated, the ratio will be based on number of people). Additional information from applicant needs to clearly explain uses and spaces devoted to the uses for determination of required parking as part of conditional use parking reduction application.

Note that the Design Review process for the minor exterior modifications, such as the stair, filling in the overhead door, etc., may be processed with the building permit process.
