SOUTHSHORE SHOPPING CENTER-ADDITION - To construct a new 1,170 square foot, one story, framed shell addition at the southwest corner of an existing shopping center building. This shell building is for a future coffee shop. The coffee shop will have a drive thru window per CUP05-00077 (No Design Review required). This permit also includes related site improvements. This is a shell permit only and no occupancy is allowewd under this permit. A separate tenant improvement permit will be required to finish this building for occupancy. finish will require a separate permit. Note: This shopping center originally constructed as an unlimited area building with 60 foot yards around the entire structure as delineated on the subdivision plat and fully fire sprinklered. Because of the requirements for an unlimited area building and the proposed exiting, the future tenant space will be limited to a maximum occupant load of 49. All construction per the approved plans and attached comment list. JCM
