(ROYAL PLAZA - SHELL) To build a new 97,585 square foot, seven story mix occupancy high rise shell and core building and related site improvements. This building is constructed of geopier and concrete foundation, steel structural frame and concrete floors. This building is fully fire sprinklered. The first floor will have retail, restaurant and parking (8 spaces) and building electrical and mechanical support areas. The second floor is parking (30 spaces). The third through sixth floor will be residential condominium units. The seventh floor will be individual residential storage units (26 units) an excercise room and a 1300 square foot roof top trellis covered terrace. This is a shell permit only and no occupancy is allowed under this permit. Separate tenant improvement permits will be required to finish this building for occupancy. All construction per the approved plans and attached comment list. Note: Grading/geopier permit issued under MIS06-00064. Partial foundation & stair towers issued under BLD06-01349. JCM

Meeting to discuss the outstanding balcony openings on the west exterior wall and lack of permanent Certificates of Occupancy within the building for the condo units. Attending were the Royal Plaza property manager, some members of the Royal Plaza Condo Owners Association, Building Division Manager Jenifer Gilliland, Legal representative Rob Lockward and Building Official Jason Blais. Condo Owners Association has been doing research on the case and evaluating options to remedy including costs. The Condo Owners Association needs more time. A 3 year upgrade agreement between the Royal Plaza Condo Owners Association and City of Boise was discussed as an option. Jason Blais emailed the building ordinance section on Upgrade Agreements to the property manager. A draft agreement needs to be submitted to the City to review and comment on.

Discussed outstanding items of open balcony openings on the west exterior wall and lack of permanent Certificates of Occupancy for the residential condos within the building. This issue needs resolution. They will take the issues back to the full Condo Owners Association Board to discuss and evaluate options. Will keep in contact with the City and schedule future meeting to discuss.
