(RCE-6697 JACK ANDERSON)(LOUISIANA FRIED CHICKEN)(BROADWAY PARK) Remodel to construct a 1,162 sq. ft. take out restaurant tenant space with no dining per approved plans in a first floor area of an existing two story one-hour rated building within a strip mall. Work to include some miscellaneous interior demolition work, new 45 minute rated wired glass windows and door in steel frames storefront system, some new interior walls, interior finish, upgrading restroom to current accessibility standards, new kitchen equipment, new walk-in cooler and freezer, new mechanical work including a new additional furnace in the interior of the space and new condensers and make-up air unit on the adjacent one story building roof, a new Type I hood with grease duct located in a one-hour rated shaft, plumbing work, and electrical work. The south wall of this space is an existing 2-hour rated CMU fire wall that extends at least 30" above the adjacent one story building roof. An Upgrade Agreement is on file for the tenant space to the south of this space (2134 S. Broadway Ave.) to change out the storefront windows/door to 45 min. protected openings at a later date because of proximity to the existing 2-hour rated fire wall. An Upgrade Agreement is on file for the tenant space to the south of this space (2134 S. Per approval by the Building Official, this will be done at next change of tenant in the space, prior to a Certificate of Occupancy being issued or a maximum of 5 years from the 4/20/06 dated letter.
