The footing subgrade was inspected by American Geotechnics and found that the bearing capacity was only 1,000 psf instead of the 1500 psf that was used for design. They recommended two alternatives. 1. Footing widths may be increased by 50% to account for the lower bearing capacity, 2. Over-excavate the footings to a depth of 24 inches below the footing and a width of 48 inches and replace tyhe material with crushed aggregates base that is placed in maximum 8 inch liftsmoisture conditioned and compacted to 95% of standard proctor.
The second alternative would require verification by the engineer.
