Emergency ligthing is required in all paths of egress as well as exit discharge lighting. The thumbturn needs to be removed from the south exit. Approved hardware needs to be provided on the west exit. The landings are incorrect but being worked on per the contractor. This inspection was only for the south half of the project.

Jerry Teal - Discussion on how to determine 20% of project costs. Can use the restrooms for accessible upgrade. New doors already required to meet door widths/clearances/hardware. existing doors appeared to be 36". Also could apply toward accessible parking/route to building/main entry/existing door hardware/clearances at existing doors/etc. Landings at exit doors need to comply with current code if changes shown on approved plans are not to be done. The front entry change for required landing would then need the accesible ramp from existing sidewalk to the new landing based on no existing landing at proposed exit doors.

Call from Jerry Teal, architect. Tenant does not want to modify existing exit access / egress to meet accessiblity as presented on approved plans. Discussion with Jerry indicates the existing landings do not meet current code for landings on both sides of doors. This was originally two separate tenants with thier own exits, a condominium. This permit scope will make the building to be one tenant space. Originally one exit was required from each space. With this all becomong one tenant space, the common path of egress travel exceeded 75 feet so two exits are required and must be separated by at least 1/2 of the greatest diagonal distance. Section 3403 states that alterations to an existing building shall not be made which will make the existing building be in violation of any of the provisions of this code. Because of the increased area, occupant load and path of egress travel for this new tenant space, two complying exits are required. Jerry stated the existing south end exit landing slopes from the interior floor level to the exterior walkway falling approximately 10" in less than 24" distance and the door swings over the sloped landing. This does not comply with current code or the 1970 or 1973 UBC under which the buildings were constructed. Accessibility was also required under 1973 UBC but does not appear to have been under the 1970. The exterior landing is to have a slope of 1/4" per foot maximum for drainage. The landings need to be at least the width of the door (36" minimum) (plus latch side clearance at accessible entries r- 20% rule?) and 44" minimum in direction of travel (greater if an accessible entrance with door swinging over landing). South exit door swings out but serves and occupant load of less than 50. On the plans approved, the main entry/exit and the south exit door were both indicated as being accessible.
