The first floor is 3,223 square feet, the basement is 2,947 square feet. Work included in this permit is to provide two accessible restrooms on the first floor, replace drywall throughout. NOTE: This building is not required to meet Section 903.2.7 because it has been determined that the residential unit was existing prior to the adoption of the 2003 IBC. All construction shall be per the approved plans and attached comment list. DRH06-00493 and CAA06-00294. Previous tenant was the Moose Lodge. Assembly occupancies will not be permitted within the structure unless Section 302.3.2, separated uses are provided.

Building is an existing structure. The architect is stating the residential unit is existing from when the building was built. The CAAA reflect the residence is new. If the residence is new the building is required to be fire sprinklered. The architect is searching for additional information and wants to provide this information so fire sprinklers will not be required. I am waiting for this new information to be submitted to reflect the residence was constructed prior to 1965 before I do my review.
