Description	(ROYAL PLAZA - 1ST STORY LOBBY AND CORRIDOR) This building is fire sprinklered for high-rise. To construct a 785 square foot entrance/elevator/stairway lobby on the 1st story of a high-rise building to serve the dwelling units located on the upper stories. In addition, to construct a 497 square foot corridor on the 1st story to connect the new lobby to an existing 2-hr stairway exit passageway. The corridor will likely serve as a secondary means of egress from future retail sales tenants. Work is to include 1-hr walls, 20 minute doors, suspended gypsum board ceilings, suspended acoustical ceilings, and finishes. The lobby and corridor are NOT required to be fire-resistance-rated enclosures by the building code. The construction proposed will exceed the requirements of the code. The work is required to comply with the approved drawings, with the plan review report, and with all applicable codes. The fire sprinkler system is required to comply with NFPA 13 as regulated by the Fire Department. CJW
