(UNIT 4 BUILDING 9)This permit is for the construction of a new townhouse. This unit is required to be accessible and the builder in complying by submitting this as a type B unit. Per the governing code only one bathroom in a type B unit is required to be accessible, in this case that bathroom is located in the master bath. The counter tops also are required to be accessible as noted on the plans. This is a one level unit of 1051 square feet with two bedrooms and two bathrooms as well as an attached garage of 282 square feet. There is also a covered front porch of 36 square feet. The side setback for this unit is five feet, therefore the roof overhangs will encroach into the fire separation distance and are required to be rated to one hour on the underneath side per the detail on the approved plans. The separation wall is built to the gypsum detail WP 4136. See comments for anchors. R-2D zoning district, building setbacks, CUP07-00150, CUP08-00058, and DRH08-00043 per Planning and Zoning.
