Description
This project is for the construction of a new 2-story single family dwelling. An NFPA 13D fire sprinkler system is required by the Fire Department. The lower level will have 1,280s.f. of living area along with a three car garage of 875s.f. The upper and main level will have 2,853 s.f. along with 693s.f. of above grade balcony area that includes an 84s.f. covered entry area. The exterior balcony and stairways are using cable guardrails and must meet the requirements of the Building Division Policy of March 20, 2008 (attached). R-1C ok per Sue Cummings per notes restricting lower level cannot have a kitchen, under counter refer only and there is not to be a 220 receptacle for a range. Separate electrical, plumbing and mechanical permits are required. ESC08-00866 permit is already in force for the grading permit MIS08-00157. ESC plans were approved through these permits also. The grading and drainage must be certified by an approval letter from the design engineer of record to Public Works prior to issuance of a building dept final approval. contractor wants to place inground pool that has been marked on plans but not part of this permit at theis time. Speaking with planning, a swimming pool is not allowed on the open side of a lot. Public works has questions on the pool filter discharge requirements as a shallow injectio well is not an option at this hillside site. I told contractor that the bes method would be to connect the pool to the sanitary sewer if it is approved for placement. 1/6/2009 pep

Also it is recommended to contact United Water, John Lee, regarding water tap requirements for the sprinkler system.
