(ST LUKES - MSTI - BASEMENT FLR) Remodel an existing 2,300 sq. ft. medical office administrative records area for use as a Medical Office Exam Rooms with support offices & facilities. Work to include select interior demolition of non-bearing, non-combustible walls, flooring, ceiling & wall finishes and millwork. New work includes new interior NB, NC walls to create new exam rooms, medical offices, research and coding rooms; accessible route to all areas of the remodel and one fully accessible restroom specific to this newly remodeled area; a new suspended ceiling grid system, electrical, mechanical, plumbing, fire suppression and alarm systems modification for new tenant uses; interior finishes, millwork, access/egress doors and accessible hardware and a reception / waiting area to serve the specific remodeled area, all per reviewed plans to include red-lined notes on plan sheets with reference to attached plan review conditions, all as part of the approved plans. This building is fully sprinklered. Scope of work will not change existing occupant load, floor area or occupancy use group from original basement finish build-out as medical office, exam, administration, training and waiting areas. There are existing additional accessible restrooms on the floor, accessible drinking fountains by the main elevators and a common use service sink. drs
