Documentation required for floodplain approval has not been provided.
Accoring to the Elevation Certificate provided, the bottom floor of the ADU is below the Base Flood Level (BFE). Flood vents are required. No vents shown on building plans or on Elevation Certificate. No information provided to document that building materials existing below the BFE are flood resistant. According to FEMA, flood resistant material includes any building product capable of withstanding prolonged contact with floodwaters without sustaining significant damage. Prolonged contact means at least 72 hours.
Mechanical and electrical equipment for the ADU was not shown on the plans or listed in the Elevation Certificate. If the building will include this equipment, it must be elevated above the BFE.
The Elevation Certificate submitted was not correct. Item A.8 / no flood vents are shown. Venting is required. Item C.1 / The wrong box has been checked. Elevation Certificate should be based on construction drawings.
