This space will be reduced down to 2,920 square feet from 4,640 square feet. Work to include: construction of an interior non-bearing wall to create two separate tenant spaces, relocate lighting as shown, move ducts and diffusers as needed, install needed electrical, and installation of interior finishes in compliance with chapter 8 of the IBC. This building is fully fire sprinklered any alterations or modifications to the sprinkler system WILL REQUIRE A SEPARATE PERMIT and shall be installed per NFPA #13 as regulated by the fire department. This building is also equipped with a zoned smoke control system; this system is required to be tested yearly to maintain integrity, this system combined with the fire sprinklers is why the corridors were allowed to be unrated.
