Description
This project is for the remodel and addition to an existing 1100s.f. single family dwelling in the R-1CH zoning district approved through DRH09-00274 by Mathew Halitsky. The additions will include the existing rear porch area and constructing a new covered rear entry area that is to be open to and serve as egress from the basement. (IF THE BASEMENT IS SEPARATED FROM THIS EGRESS AREA ; NEW APPROVED EGRESS MUST BE ADDED TO THE BASEMENT). The basement of this dwelling will be enlarged by aprox. 250s.f. with new fully engineered support beams and concrete basement walls. The "SUBDIVISION" SUB09-00026 will required property line protection. Major siding or interior wall covering replacement will required those areas to meet the requirement for 1-hour fire resistive construction. As the windows are to be replaced they are required to be fully tempered in order to create a more protective environment for this nonconforming condition. Openings on either side of this dwelling are not to be altered in size but may be replaced same for same in size. Separate electrical, plumbing, mechanical and ESC permits are required. All per the approved plans as marked Energy option # 1 and the plan review notes. pep
