(EDDIE'S WOOD FIRED DOGS) Build-out & finish a new 2,618 sq. ft. assembly restaurant tenant in vacant space of existing shell building per approved plans. Work to include construction of 2-hour fire barrier wall to create a fire area of less than 5,000 sq. ft. for this tenant with a maximum occupant load of '99' for this restaurant fire area. Construct interior full height non-bearing walls to create the rear kitchen prep area, two fully accessible restrooms, hall and office. Use fixed in place counters to create front kitchen / service area and half walls to separate dining area. Install (2) Type I grease hoods / ducts with 'Fire Master' thermal wrap on grease ducts for one hour shaft protection. Work includes electrical, mechanical & plumbing and interior finishes and millwork per the reviewed plans and attached plan review conditions / comments of all reviewing agencies.
