This remodel project is to include the removal of about 10 l.f. of interior non bearing partition in the garage level of this 2920s.f. mulitlevel single family dwelling along with the remodel of the entry level that includes the removal of a closet area to open up the entry; the exterior deck at the front of the dwelling over the garage wil be reconstructed with a new fully engineered handrail system (also used in portions of the entry stair & remodel area). The placement of approx. 21 l.f. of retaing wall that is to be less than 4'-0" in order that it not be designed. R-1B ok per Bruce Eggleston.
