(ALDERBURY COVE 4-PLEX - Fire repair) To repair and reconstruct fire damage to units 123,124, 223, & 224 which are the southernmost of the twelve units in this existing building. Work to include: immediate remediation of all standing water, water damage, and trapped moisture to prevent mold, mildew, and eventual dry rot of the wood framing; replace the entire roof structure over both upper units 223 and 224; replace/repair any damaged stud wall top plates; remove and replace two upper unit balconies; replace fire damaged floor joists; possibly install a new foundation for the bearing wall between the living and storage room under unit 223 if none should exist; remove and replace the southern exterior walls at the rear of the units as described in the engineers scope of work letter; and all other work as specified in structural engineers report letter and the plan submittal information. The dwelling unit separation walls & horizontal separation assemblies must meet one-hour construction and the draft stopping in the attic area must be secure. Additional structural engineering calculations and design requirements may be required as deemed necessary by future inspections and the structural inspector. Any new holdowns or foundations straps shall be required to be designed by the structural engineer prior to installation. The installation of smoke alarms must meet IBC Section 907.2.10.1.2. All construction per the attached original building plans, the plan review report, Engineering, and the structural inspectors final approval. **SRZ**
