(COTTONWOOD GRILLE - BANQUET ROOM EXPANSION) Parcels need to be consolidated per Density Reduction Survey (4368). New deed required to be recorded before occupancy. The fire sprinkler system substitutes for the 1-hr construction of the building. To expand an existing 7,266 square foot restaurant into an adjacent 1,416 square foot area (i.e. a 1,050 square foot banquet room and a 366 square foot food staging room). After the expansion this tenant space will have a total floor area of about 8,682 square feet (10,682 square feet including the 2,000 square foot exterior deck). Work is to include upgrading the existing floor construction to comply as a 1-hr fire-resistance-rated horizontal assembly (i.e. floor) with 1-hr fire-resistance-rated supporting construction (i.e. beams and columns). A 1-hr fire-resistance-rated fire barrier wall with a 45 minute door will also be constructed. The intent is to completely separate the restaurant, including the new banquet room and food staging area, from the rest of the building with a 1-hr fire-resistance-rated occupancy separation (i.e. separated uses). Work also includes interior nonbearing walls, gypsum board soffits, suspended acoustical ceilings, and doors. The work is required to comply with the approved drawings, with the plan review report, and with all applicable codes and ordinances. The fire sprinkler system is required to comply with NFPA 13 as regulated by the Fire Department. The fire alarm system is required to comply with NFPA 72 as regulated by the Fire Department. The egress systems for occupied areas of this building are required to be maintained unobstructed. **CJW**
