Spoke with the architect about the floor plan dimension changes and the shower. The floor plan changes are more accurate since the architect went to the site and verified actual. The shower is more closely complying with a transfer type shower rather than a roll in shower type. THe shower shall comply with transfer type dimensions, grab bars, and clear floor space requirements. Plans were re-lined for compliance.

The attached site plan is not the site plan that was submitted with the Design Review Application (DRH13-00001). The building package also does not contain a landscape plan.

As Conditions of Approvalthe applicant was required to:

Reduce the width of the driveway located on the west side of the building to be a maximum of 14-feet in width.

Install signs on Overland Road where both driveways intersect with the street and install pavement markings throughout the site identifying the counterclockwise circulation pattern.

Install two Class II or Class III street trees on Overland Road.

Provide an effective barrier between this site and the neighboring residential use to the north that includes a mix of evergreen and deciduous trees, shrubs, lawn or other vegetative ground cover.

Modify the “rock garden” to be a traditional landscape design or xeriscape landscape design that has been reviewed and approved by the Design Review staff.

Install protective curbing adjacent to all landscape areas where they are adjacent to parking areas or driveways. To accommodate for the storm water runoff, the applicant may make small cuts within the protective curbing to allow the storm water to get to the planter beds.

Spoke with the architect Tom Williams. Let him know a Planning Design Review is still needing a DR application. He stated he has also changed up the design since Buildings (Dan Stuarts) initial review. I gave him Design Reviews telephone number and requested him to wait until Design Reviews DR is completed prior to uploading new drawings showing the new design changes. This is not an allowed use. If the applicant would like to pursue utilizing the building for a use that is allowed within the L-OD zone in the future, the applicant will be required to obtain the appropriate zoning approvals and successfully complete the required building code upgrades. The appropriate zoning approvals would include a variance application ($366.00) to allow a reduced side yard setback for the one-way drive aisle as well as a Design Review application ($165.00).

Sometime after 1995 this house was illegally converted to a buisness. This permit must be converted to Major Tenant Improvement. Upload a #520 application and Checklist. Comply with all requirements of a change of occupancy. Upload additional items required by the #520 checklist into the documents folder. Once those items are complete you can sign-off in the system so a "Major Tenant Improvement" prescreen can be conducted.
