***12-19-2012 Modified*** This extensive addition / remodel / new reconstruction is proposed to consist of adjoining 2-single family dwellings 1419 Warm Spring (2995s.f.) and 1417 Warm springs (1044s.f.) by additng new living space after removing property lines through Record of Survey ROS12-00030 between 1417 & 1419 E Warm Springs Ave. The proposed completed project is to have an approximate, 8500s.f. single family dwelling with an attached 1119s.f. garage / shop and a detached 832s.f detached accessory building. The attachment / remodel and additon will also include the reconstruction of an existing detached accessory structure that will be used for bicycle and sports equipment storage and include a half bathroom (1/2). When completed, this structure will be 832s.f. total. The major construction for this project will include the removal of the exterior cladding of the dwelling units to be attached, reinsulating and a new roof insulation and ventillation design. The garage area will be reduced by 165s.f. to better enhance the front elevation of the finished project. This leaves 1119s.f. of garage / storage at ground level. In the basement there is approx 2100s.f. of living space and 808s.f. of mechanical areas not including 60s.f. of crawlspace. There is 2900s.f. of living space on the main level and 3500s.f. of living space on the upper level. One stair structure in each of the existing buildings will allow for reconfiguration of and allow for the construction to incorporate the accessability of the multiple levels of the new design. The completed design will include 5-bedrooms, 2 full bathrooms / 4 - 3/4 bathrooms and 2 - 1/2 bathrooms total. There is to be extensive landscaping to include fully engineered retaining walls and fences with earth loading. R-1CH ok per DRH12-00313 by Mathew Halitsky. Separate electrical, plumbing, mechanical and ESC permits are required. There is to also be separate permits for the swimming pool.
