I have competed the 1st plan review for the project listed above under the 2009 IRC. Please provide 2 set of revised documents or additional documents.

1. Commercial ranges are not permitted in residential homes. Please clarify that the range installed with be listed for residential use.
2. Please indicate the method of damp proofing that will be installed on the stem walls/ basement walls. R406
3. Landings are required at the top and bottom of all stairs. Please provide a min 3x3 landing at the top of the stairs from the basement. R311.7.5
4. Please indicate the footings and footing size for the front porch load bearing post.
5. Please provide a complete cross section of the building. Please see the submittal check list for specific information needed on the plans.
The footing and floor joist size is shown on the foundation page but the distance from grade to the bottom of joist is not shown, floor sheathing, siding material, under floor insulation, the distance from exterior siding to grade, anchor bolts size and spacing, P.T plate and etc.
The plans reference 2x6 construction but does not indicate spacing, wall interior and exterior finishes, spacing required from concrete for basement wall locations and etc.
6. Please indicate attic access location and size.
7. Please note all safety glazing locations on the plans.
8. The reinforcement called out for the 8 foot basement wall does not meet the minimum requirements from T404.1.1(2). Vertical reinforcement would need to be every 48 inches instead of 72 inches as noted on the plans.
9. Please indicate how the requirements for roof ventilation will be met. R806
10. Please provide 2 copies of the specific ICC-ES Evaluation Service Report for the spay foam insulation that is indicated on the plans. R316.3
11. Please provide a complete stairway detail. Please include handrails, guardrail information. R311.7.7.1 and R312.
