The applicant had a number of Conditions of Approval attached to DRH13-00088. The applicant has not met the following conditions.
Provide a detailed landscape plan that has been prepared by an architect, landscape architect, landscape designer working as a professional in this field or a qualified nurseryman. The landscape plan shall provide a high quality landscape plan that provides year round color and design interest and is appropriate along Interstate I-84 (a gateway street).
Install a total of 19 Class II or Class III street trees along Interstate I-84. These street trees may be spaced equitably along the street frontage or clustered.
Install 3 Class II or Class III street trees along Phillippi Street. These street trees may be spaced equitably along the street frontage or clustered.
Provide lawn, planter beds that utilize an organic bark mulch or another approved vegetative groundcover on all sides of the proposed berm.
Remove the four parking spaces located along the west property line of 2713 South Hilton Street from the site or provide 8-foot wide (measured inside of curb to inside of curb) terminus planter islands that contain a Class II tree and appropriate low growing shrubs.
Stripe and sign the southernmost drive aisle to be one-way traffic or provide the required 20-feet required for two-way traffic circulation.
Provide the Design Review staff with cut sheets regarding the on-site lighting that will be provided. All lighting will be required to be downward facing.
