(R&R TRUCK SERVICE) (GILLINGHAM BUILDING#2) Permit to construct a new 12,096 square foot non separated use, VB building and associated site work. The office portion of the structure is 1,104 square feet and service/repair area is 10,992 square feet. This building service repair area consists of 4 separate areas. The areas are separated by combustible, bearing and nonbearing walls. The office area consists of 2 offices, reception area, 2 ADA compliant restrooms and a break room. This building is fully fire sprinklered. Concrete work is to include concrete footings, concrete foundations, and concrete slabs on grade. According to the Geotechnical Investigation, this site has undocumented fill that may extend up to 45 feet below the footings of the new building. The existing material below where the spread footings will be located is required to be removed to a depth of at least 2 feet below the bottom of the proposed spread footings and replaced with structural fill. This work and all other site work is required to comply with the approved Geotechnical Investigation report and letter prepared by the Geotechnical Engineer. Special Inspections include concrete and soils. Inspections by the Geotechnical Engineer are also required.**ajs

Jim,

As I described in my voicemail message, it is my understanding that Larry’s attorney is working to get the reservation for the future easement ready to address stormwater runoff from the east side of the driveway.

I am not sure when you will let us submit the plans, but I wanted to get these in your hands while waiting for the attorney. I can bring you hard copies whenever you are ready, but in the meantime, I posted PDF copies of the civil plans, drainage report and geotechnical report in my Dropbox at the following location:

As shown in the attached documents your comments were modified as described below:

1. The Geotechnical Investigation is outdated. Submit a new geotechnical investigation or have the geotechnical engineer approve the use of the document for your project.
An updated geotech report dated January 10, 2014 is provided that reiterates the project requirements.

2. The drainage swale is located too close to the lot line. The CC & R’s for the subdivision require that the swale be located 25 feet from interior lot lines. Please submit a copy of the recorded CC& R’s to document the setback requirement.
As shown on Sheets C3.1 and C4.2, the swale was moved to be a minimum of 25’ from the property line as requested.

3. The drainage plans (sheets C-4.1 and C-4.2) show drainage across the lot line adjacent to the driveway. This is not permitted.
As we discussed, it is my understanding that Larry’s attorney is working to get the reservation for the future easement ready to address stormwater runoff from the east side of the driveway.

4. Finish contours for sheets C-3.1, C-4.1 and C-4.2 are not labeled.
As shown on Sheets C3.1, C4.1 and C4.2, the finished 1’ contour lines are labeled as requested.

5. The Stormwater Management Calculations report does not list a percolation rate for the drainage swale or the time it takes for the swale to drain after a fifty year storm event. Please provide this information.
As shown in Section 5I on Page 7 of the revised Storm Calculations, the swale is expected to drain within 12 hours using the 1.5 in/hr infiltration rate reported on Page 14 of the geotechnical report. If only ½ of the swale surface drains, then the swale would drain in 1 day. If percolation was limited to only ¼ of the swale surface, then the swale would still drain in 2 days.

Please let me know what else you need and when I can get you hard copies of the plans and drainage report / storm calcs.
