(JUNIPER) Permit for renovations of and existing restaurant. Scope of work shall include new finishes, kitchen equipment & Furnishings. Existing restrooms to remain, new finishes. ADA Upgrades to include: vertical grab bars installed in all restrooms; new guardrail installed on second floor; new lever handles, where none existed before. The floor loading is 50# per square foot as noted in plan review BLD96-01799 resulting in the reduced occupant load. Reduced floor loading shall be posted. Demolition per approved plans. There is an existing 1 hour corridor exiting the back of the 2nd floor. The second floor does not qualify as a mezzanine and shall meet all 2nd floor requirements. New roof top units to be installed, new walk in cooler, new lighting, new duct work, plumbing in kitchen also to be installed. There are 5 existing window openings that will be resotred as part of this project. The exterior side has been infilled with brick. The openings will be unprotected and fall within the 10% unprotected openings appowed per current code. This building is NOT fire sprinklered. **ajs**

Matt, please see the email from Sarah below on the zoning certificate submittal. It looks like she is going to get it turned around ASAP for this project. Planning has up to 15 days to complete zoning certificates so she is really stepping up and taking care of you, she is wonderful.

Please let me know if you would like to pursue the early start permit. I am happy to get that started for you.

I have received the unprotected opening calculation from Dave and uploaded it into the e plan system on our end. Once the zoning certificate is approved I will be able to release the full building permit.

I spoke with Andy Long in our Erosion Sediment Division. Based on the low risk of the scope of exterior work he will not require and ESC permit or waiver letter. He wanted me to remind you to be cautious when you are opening the wall to follow any ESC procedures needed to be in place even though an ESC permit is not required.

Attached is the link to the electronic application submittal for a zoning certificate. If you can fill out the application and provide me with photographs of the building and an elevation showing the windows you are putting back in, we should be able to get you an approval within 24 hours of application submittal. If you are changing anything else on the exterior, including paint, submit that information with this zoning certificate application as well.
